If you can smell it, you have enough microbial VOCs in the indoor air to warrant investigation — a musty odor is not a fragrance issue, it is a chemistry issue.

1. Moisture mapping with pin and pinless meters
Pinless moisture meters (Tramex, Delmhorst, Protimeter) scan drywall and framing to a depth of roughly 3/4 inch. Elevated readings — typically wood moisture equivalent (WME) above 16% — mark the wall for closer inspection. Pin meters then confirm the reading at exact depth.
2. Thermal imaging
Calibrated infrared cameras do not see mold or water directly; they see temperature differentials. Wet drywall reads cooler than dry drywall because of evaporative cooling. A CETI (Council-certified Environmental Thermography Investigator) uses thermal imaging to identify anomalies that a moisture meter then confirms.
3. Borescope (video scope) inspection
A 5–8 mm fiber-optic borescope is inserted through a pencil-sized hole — usually behind a switch plate, at the top of the wall, or through an existing penetration — to visually inspect the back side of the drywall, the framing, and the insulation. This is the single most decisive test when moisture readings and thermal anomalies converge.
4. Air sampling and cavity sampling
When visual inspection confirms suspicion, spore-trap air samples (Air-O-Cell, Allergenco-D) are collected from the affected room and compared against outdoor and unaffected indoor controls. In some cases a wall-cavity sample is drawn directly from the wall interior through a small port to characterize what is airborne inside the cavity itself.
5. Bulk or tape-lift sampling
If a small inspection cut is made, a bulk piece of drywall or a tape-lift from the paper backing goes to an accredited laboratory for direct microscopic identification of the fungal genera present.
When should you skip the DIY test and hire a professional?
A drugstore petri-dish mold test cannot tell you whether the growth is inside a wall, what species it is, or how much moisture is driving it. Hire a CIEC when any of these apply:
- The odor or staining is on more than one wall, or the affected area is larger than about 10 square feet.
- There has been a documented water event — burst pipe, roof leak, hurricane intrusion, or overflowing AC pan.
- Occupants have allergy, asthma, or respiratory symptoms tied to the home.
- You are buying, selling, or listing the property and need defensible documentation.
- A remediation contractor has offered to open walls without first mapping moisture and taking baseline samples.
