What is mold in air ducts?
Mold in air ducts is visible or microscopic fungal growth on the interior surfaces of an HVAC system's air pathway — the evaporator coil, drain pan, supply plenum, flex-duct liner, boots, and register grilles. In Florida, the fungi most often recovered from these surfaces include Cladosporium, Aspergillus/Penicillium-like spores, and pigmented yeasts. Growth begins where three conditions meet: moisture, a food source (dust, biofilm, or paper-faced insulation), and temperatures roughly between 50°F and 90°F. The inside of a running AC system meets all three several months of every Florida year.
Why is mold in air ducts so common in Florida?
Mold in air ducts is common in Florida because the state combines dew points above 70°F for much of the year with mechanical cooling that keeps duct surfaces below that dew point. The ASHRAE 62.2 residential ventilation standard recognizes that unmanaged humid air introduced into a cool duct will condense, and that condensation is what feeds hidden growth. Add in oversized air conditioners that short-cycle before they can dehumidify, leaky return-side ductwork drawing humid attic air, and a stucco/CBS building envelope that traps moisture, and duct mold becomes a predictable — not exceptional — outcome.
How does mold get inside HVAC ductwork?
Mold gets inside ductwork by traveling on airborne spores that settle on any surface cool and damp enough to support growth. The usual entry points are:
- The evaporator coil and drain pan, where condensate collects and dust becomes a biofilm.
- Return-side leaks that pull in humid attic, wall-cavity, or crawl-space air.
- Wet flex-duct liners after a roof leak, refrigerant leak, or hurricane-driven water intrusion.
- Under-insulated supply plenums, which sweat on their exterior and eventually drip inside.
- Failed UV lamps or ionizers that were installed as a mold "solution" but never addressed the underlying humidity load.
What are the signs of mold in air ducts?
The most reliable early sign of mold in air ducts is a musty odor that intensifies for the first few minutes after the AC starts. Other common indicators include dark streaking around supply registers, visible fuzzy growth inside the return grille, condensation on ceiling registers on humid mornings, and occupants whose allergy or sinus symptoms improve when they leave the house.
A musty smell that only appears when the air handler cycles is one of the strongest field indicators of active microbial growth on cold HVAC surfaces.

Is mold in air ducts dangerous?
Mold in air ducts is a health concern primarily because the HVAC system distributes spores and fragments into every room, giving sensitized occupants continuous exposure. The EPA notes that reactions vary widely — some people experience no symptoms, while asthmatics, infants, elderly occupants, and immunocompromised individuals can develop measurable respiratory, allergic, or irritant responses. The Institute of Medicine's Damp Indoor Spaces and Health report links chronic indoor dampness to upper-respiratory symptoms, cough, wheeze, and asthma exacerbation regardless of the specific species identified.
How do professionals test for mold in air ducts?
A credible mold assessment for ductwork combines three data streams collected on the same visit:
- Visual inspection of the coil, drain pan, plenum interior, accessible flex duct, and return grilles, with a borescope where the interior is not directly viewable.
- Direct surface sampling (tape lift or bulk swab) of any visible growth or discolored dust to identify what is actually growing versus what is inert debris.
- Air sampling — typically spore-trap cassettes — collected simultaneously from a supply register, the return, and an outdoor reference to compare indoor spore populations to the ambient baseline.

What does a Florida mold inspection cost?
A residential mold inspection focused on HVAC ductwork in Central Florida generally runs $450–$950 depending on system size, attic access, and how many air samples are collected. Comparable coverage for a small commercial suite is typically $850–$1,800. Those numbers assume a licensed Florida Mold Assessor performing a written, laboratory-supported inspection — not a free "inspection" from a company that also sells duct cleaning, which is a conflict of interest we discuss in more detail on our mold inspection page.
When should ductwork be cleaned versus replaced?
Ductwork cleaning is appropriate when contamination is limited to hard, non-porous surfaces — the coil, drain pan, metal plenum, and register boots. When flex-duct liners are visibly contaminated or the fiberglass has been wet, cleaning cannot remove growth from the porous substrate, and the IICRC S520 standard calls for removal and replacement of the affected sections. Any remediation should be followed by post-remediation verification performed by an independent third party who did not perform the cleanup.
How can Florida homeowners prevent mold in air ducts?
Preventing duct mold in Florida is largely a moisture-management problem, not a chemistry problem. The most effective steps we recommend after inspections are:
- Keep indoor relative humidity between 45% and 55% year-round, using a whole-house dehumidifier if the AC alone cannot hold that range.
- Right-size the AC to the actual sensible and latent load; oversized systems short-cycle and never dehumidify properly.
- Seal return-side duct leaks (Manual D or blower-door-guided duct-leakage testing).
- Verify condensate drains are trapped, sloped, and flowing after every storm season.
- Change filters on schedule with a MERV rating your system can support without starving airflow.

Do UV lights or duct "sanitizers" solve the problem?
UV lamps, ionizers, and duct fogging can be legitimate tools inside a broader plan, but none of them fix the underlying moisture and airflow conditions that let mold grow in the first place. If a contractor proposes a device without first quantifying humidity, static pressure, coil temperature, and duct leakage, treat the recommendation with caution. The EPA's guidance on duct cleaning is explicit that biocides and sealants inside ductwork are not appropriate for routine use in residential HVAC systems.
When should you call an independent Florida IAQ consultant?
Call an independent, Florida-licensed indoor environmental consultant any time the musty odor persists after a filter change, when a family member reports HVAC-linked symptoms, after any water intrusion event, or before you sign a duct-cleaning or remediation contract. Independence matters: assessors who do not perform remediation have no financial incentive to over-scope the work, which is exactly why Florida statute separates the two licenses.
