A mold air quality test measures how many mold spores are floating in the air of a building and what kinds they are. In Florida, where outdoor air carries heavy spore loads for most of the year, that number means nothing on its own. It only becomes evidence when it is compared to an exterior control sample collected the same day, at the same conditions, with the same equipment.

What is a mold air quality test?
A mold air quality test draws a measured volume of air through a spore trap cassette using a calibrated pump, usually at 15 liters per minute for five to ten minutes. Particles impact onto a sticky slide inside the cassette. A laboratory then analyzes the slide under a microscope and reports spore counts per cubic meter by genus — Aspergillus/Penicillium, Cladosporium, Stachybotrys, Chaetomium, Curvularia, basidiospores, and others.
The output of a mold air quality test is a comparison, not a pass/fail number. There is no federal or Florida standard for an acceptable indoor spore count, which is why the outdoor control sample is the entire basis for interpretation.
What does a mold air quality test actually detect?
It detects airborne spores present during the minutes the pump was running. That includes:
- Spore concentration indoors versus outdoors, by genus
- Marker genera that rarely appear outdoors in quantity, such as Stachybotrys and Chaetomium, which indicate chronically wet cellulose indoors
- Hyphal fragments and skin fragments that suggest disturbed growth nearby
- Elevated Aspergillus/Penicillium ratios typical of HVAC amplification
What it does not detect is just as important: dormant growth behind a sealed wall cavity, mold under vinyl flooring, water damage that has dried, or the moisture source that started the problem. Air is a snapshot. A closed wall may hold heavy growth and still produce a normal air sample.
Does an air quality test find mold behind walls?
Not reliably. Wall cavities are semi-sealed, so spores released inside them often stay inside them until the assembly is disturbed. We routinely find substantial growth behind baseboard and drywall in homes whose ambient air samples looked unremarkable. When a cavity is suspected, the correct tool is a wall-cavity air sample taken through a small drilled port, combined with borescope visualization and pin moisture readings — not another ambient sample in the middle of the room.
Why does the outdoor control sample matter so much?
Central Florida outdoor air commonly carries 1,000 to 15,000 spores per cubic meter depending on season, rainfall, and mowing activity. An indoor result of 2,000 spores per cubic meter can be perfectly normal on one day and clearly elevated on another. Without a same-day exterior control, the laboratory report is uninterpretable data.
Missing or mismatched controls are the single most common defect we see in third-party reports submitted for review, and it is a recurring issue in our litigation support casework. If a report you were given has no exterior sample, treat its conclusions as unsupported.
Are DIY mold test kits worth buying?
Generally no. Most retail kits are settle plates: an agar dish left open for an hour. Every plate grows something, because every building has spores. A kit cannot answer the only three questions that matter: is there an active moisture source, where is it, and how big is the affected area.
How much does a mold air quality test cost in Central Florida?
A standalone two-sample air test — one indoor, one exterior control — with laboratory analysis is the least expensive option, but it is rarely sufficient on its own. A full assessment of a typical single-family home, including multiple air samples, surface samples, moisture mapping, infrared thermography, HVAC evaluation, and a written remediation scope, costs substantially more and is what a contractor or insurer will actually act on.
Price should track scope, never square footage alone. Ask any provider for a sample report before booking. If they cannot produce one with control samples and photographic documentation, the price is irrelevant.
When should I get a mold air quality test?
Testing is warranted when a specific question needs an answer:
- Occupants have asthma, allergy, or unexplained respiratory symptoms that improve away from the building — start with asthma and allergen inspection and testing
- A musty odor persists with no visible growth — see what a musty smell in your house means
- There has been a roof leak, plumbing failure, or hurricane water intrusion
- The HVAC system smells or has visible growth on the coil or duct liner — see mold in air ducts
- A real estate transaction, insurance claim, or lawsuit depends on documented conditions
- Remediation has been completed and needs independent verification
Testing is not warranted when growth is already visible and the source is known. In that case, EPA and IICRC S520 guidance is unambiguous: fix the water problem and remove the growth. Sampling to prove what your eyes already confirmed spends money that belongs in the repair.
What standards govern professional mold sampling?
Competent assessment work draws on several published references. ASTM D7391 covers spore trap analysis. IICRC S520 defines remediation conditions and the professional expectation that source removal, not chemical treatment, resolves contamination. ACGIH's Bioaerosols manual guides sampling design and interpretation. ASHRAE Standard 62.1 sets the ventilation context, and EPA guidance drives the under-60-percent humidity target that governs long-term control in Florida.
In Florida specifically, mold assessors and remediators are licensed by the Department of Business and Professional Regulation, and the same firm generally may not both assess and remediate the same property. Independence is a legal structure here, not just a preference.
What does a defensible assessment include?
Beyond the air cassettes, a report you can rely on contains:
- Same-day exterior control sample with recorded temperature, relative humidity, and weather
- Pin and pinless moisture readings mapped to a floor plan
- Infrared thermography of exterior walls, ceilings below roof planes, and the air handler platform
- 24 to 72 hour data-logged temperature and humidity in occupied areas
- Surface tape lift or swab samples from any suspect material
- HVAC evaluation covering coil, drain pan, cabinet, and duct condition
- A written scope of work a remediation contractor can bid line by line
If remediation follows, post-remediation verification repeats the air sampling under clearance conditions to confirm the work succeeded before the containment comes down and the final invoice is paid.
How do I keep spore counts low year-round?
Control moisture and the biology follows. Keep indoor relative humidity between 45 and 55 percent — the reasoning is laid out in ideal indoor humidity for Florida homes. Run the HVAC fan on AUTO rather than ON so coil condensate drains instead of re-evaporating into the house. Flush the condensate line seasonally, keep gutters and grade moving water away from the slab, and address roof and window leaks within days, not months.
