Mold in a crawl space is a moisture problem before it is a biology problem. In Florida, where outdoor dew points sit in the low-to-mid 70s F for roughly half the year, the ground under an elevated house is a permanent humidity source. Warm humid air enters the vents, touches cooler floor framing and duct surfaces, condenses, and stays wet long enough for fungal growth to establish on joists, subfloor sheathing, and paper-faced insulation.

Most Florida homes sit on slabs, but crawl spaces are common in older frame houses, coastal and flood-zone construction on piers, historic Central Florida neighborhoods, and additions built over a raised foundation. This guide explains what causes mold in a crawl space, how a professional assessment differs from a contractor walk-through, and how to make the space permanently dry. What causes mold in a crawl space?

Sustained moisture. Fungal growth needs a material surface holding roughly 60 percent or higher surface relative humidity for a matter of days. In a Florida crawl space, four sources supply it:

  • Ground vapor. Bare soil releases water vapor continuously, often several gallons per day per 1,000 square feet, unless a sealed vapor barrier stops it.
  • Vented outdoor air. Foundation vents were designed for dry-summer climates. In Florida they import 75 F dew-point air onto framing cooled by the conditioned floor above — the crawl space becomes a condensation chamber.
  • Plumbing and drainage failures. Slow supply leaks, sweating uninsulated cold lines, condensate discharge dumped under the house, and roof runoff that lands next to the foundation.
  • HVAC ducts. Flex duct with a torn outer jacket condenses on its cold core inside a humid crawl space and drips onto the subfloor.

In a hot-humid climate, ventilating a crawl space with outdoor air usually adds moisture rather than removing it. That single design assumption causes more Florida crawl space mold than plumbing leaks do.

What are the signs of mold under a house?

You will typically smell or feel the problem before you see it, because the growth is out of sight:

  • Musty or earthy odor in floor-level rooms, closets, and along baseboards — the whole-house version is covered in what a musty smell in your house means
  • Cupping, buckling, or springy hardwood and laminate flooring
  • Cold, damp floors and elevated indoor humidity that the air conditioner cannot pull down
  • Visible white, gray, green, or black growth on joists and subfloor sheathing
  • Rusting duct straps, HVAC hangers, or nail heads
  • Increased allergy or asthma symptoms indoors that improve when occupants leave

Because of the stack effect, air moves upward through a house. A meaningful share of the air you breathe on the first floor entered through the crawl space, which is why a contaminated crawl space is an indoor air quality issue and not merely a structural one.

How much mold in a crawl space is acceptable?

There is no numeric federal or Florida limit for acceptable mold. The professional standard is condition-based, not count-based: IICRC S520 defines Condition 1 as normal fungal ecology, Condition 2 as settled spores and fragments, and Condition 3 as actual growth. Any visible growth is Condition 3 and warrants correction of the water source plus removal of the growth.

Scattered surface staining on a few joists with a dry vapor barrier and stable humidity is a different situation from widespread growth across the subfloor with 90 percent relative humidity below the house. Scope follows the moisture data, not a spore count.

How do you test for mold in a crawl space?

A defensible assessment is layered and produces evidence a contractor can bid from:

  • Moisture mapping. Pin and pinless meter readings on joists, band boards, and subfloor, plotted to a plan. Wood at or above roughly 16 percent moisture content supports growth.
  • Infrared thermography. Locates condensation planes, hidden plumbing leaks, and duct leakage without demolition.
  • Data logging. 24 to 72 hours of temperature and relative humidity in the crawl space and in the living space above, which catches overnight spikes a spot reading misses.
  • Surface sampling. Tape lift or swab from suspect materials to identify what is growing.
  • Air sampling with an exterior control. Crawl space, first-floor interior, and a same-day outdoor control. Without the control sample, Florida spore counts cannot be interpreted at all — the reasoning is spelled out in what a mold air quality test detects.

That work belongs to an independent assessor. Florida licenses mold assessors and mold remediators separately, and in general the same firm may not both assess and remediate the same property. Should a Florida crawl space be vented or sealed?

Encapsulation is the correct approach in nearly every Florida crawl space. The building-science consensus for hot-humid climates is to close the vents and bring the space inside the conditioned envelope. A complete encapsulation includes:

  • Grading and drainage corrections so bulk water never reaches the foundation
  • A continuous 10 to 20 mil vapor barrier across soil and up the piers or stem walls, sealed and mechanically fastened
  • Sealed foundation vents and a sealed, insulated access hatch
  • Air-sealing of rim joists and every floor penetration
  • A dedicated dehumidifier with a hard-piped condensate drain, or a small conditioned-air supply, sized to hold the space below 60 percent relative humidity
  • A humidity monitor so the homeowner can verify performance rather than assume it

Encapsulating over an unresolved leak or across wet soil traps the water problem inside the plastic. Fix water first, then seal.

What does crawl space mold remediation involve?

Under IICRC S520, source removal — not chemical treatment — resolves contamination. A realistic scope for a Florida crawl space:

  1. Repair the water source: plumbing, drainage, grade, duct condensation.
  2. Establish containment and negative air pressure with HEPA filtration so spores do not migrate into the living space.
  3. Remove porous contaminated materials: paper-faced batt insulation, cardboard, contaminated vapor barrier.
  4. HEPA vacuum and damp-wipe or abrasively clean semi-porous wood framing.
  5. Dry the assembly to documented target moisture content.
  6. Encapsulate, and install dehumidification.
  7. Verify independently before final payment.

Be skeptical of fogging, ozone, and "mold bomb" products. EPA is explicit that ozone generators do not remove mold and produce a lung irritant at effective concentrations. Encapsulant paint sprayed over living growth on wet wood hides the problem and complicates any later claim. When a remediation is disputed or an insurer challenges scope, documented pre- and post-conditions are what carry the argument — that evidence trail is the core of our litigation support work.

How do I know the work actually succeeded?

Independent post-remediation verification is the only objective answer. Verification confirms the space is visibly clean and dust-free, wood moisture content has returned to target, crawl space relative humidity holds below 60 percent, and clearance air samples compare properly against a same-day exterior control. Schedule it before containment comes down and before the final invoice is paid.

How do I prevent crawl space mold long term?

  • Keep crawl space relative humidity below 60 percent year-round; keep living-space humidity at 45 to 55 percent, as covered in ideal indoor humidity for Florida homes
  • Maintain positive grade away from the foundation, with functioning gutters and downspout extensions
  • Route HVAC condensate and water heater discharge outside the crawl space entirely
  • Insulate cold water lines and inspect flex duct jackets annually
  • Walk the crawl space each spring and after every named storm; add a periodic home moisture scan if the house has a leak history
  • Never store cardboard, paper, or fabric under the house
